A 'profit' (strictly, profit a prendre) is a right to take something (e.g., fish, turf, firewood) from land belonging to another. Historically a profit can be distinguished from both an Easement and a Covenant, but all these rights are a form of Servitude. That is, they make one property subservient to the interests of another, at least in a small way.
However, unlike most servitudes a profit need not be granted in respect of another piece of land: it can be granted on a personal basis (see: Profit in gross).
